Florida law at a glance

  • Commercial evictions are governed by Part I of Chapter 83, Florida Statutes.
  • Before filing an eviction for unpaid rent, a landlord generally must serve a three-day written demand for payment or possession (section 83.20(2)).
  • A tenant who wants to raise defenses other than payment generally must deposit the rent claimed into the court registry (section 83.232).
